Purpose-Built Rental Development

No property enters the Infinite Property Holdings Fund without passing through our proprietary acquisition methodology – F.O.R.C.E. It is the filter through which every opportunity is assessed, stress-tested, and validated before a dollar of investor capital is committed.

Focused Site Selection:

We target submarkets and secondary urban centers with proven rental demand, low vacancy rates, strong employment fundamentals, and consistent year-over-year appreciation. We don't chase trends, we follow data.

Operational Efficiency Potential:

We identify assets where improved management practices and AI-powered property management technology can materially reduce costs, lower vacancy, and increase NOI. If the operational upside isn't clear and measurable, we pass.

Risk Management:

Every acquisition is stress-tested across five dimensions: diversification, professional management quality, economies of scale, cash flow sustainability, and long-term investment horizon alignment. All five must pass.

Capital Improvement Potential:

The GP holds 20% – meaning IPG’s return is directly tied to yours. We don’t collect carried interest unless the fund performs. That alignment is not incidental. It is the foundation of how we operate.
Your capital is held in trust at a Canadian bank until deployed into a vetted, F.O.R.C.E.-approved acquisition. From that point forward, you receive bi-annual reporting, quarterly distributions from Year 3, and direct access to the IPG team at every stage.

IPG's acquisition team identifies target assets through its off-market network and subjects each opportunity to the full F.O.R.C.E. evaluation framework. A maximum of three opportunities are advanced to acquisition at any given time.
